Our room rates do not include bank fees or other related fees and those fees must be included in the total amount transferred.

Terms and Conditions

  • Check-in : 3 PM. – 8 PM. (Any customer who cannot check-in before 8 PM. must inform in advance to maintain your stay.)
  • Check-out: 11.00 (late check-out at 300 baht per hour/room)
  • Pets of any kind are not allowed.
  • Kitchenware of any kind is not allowed at the property. Bottled beverages to take home waste Violators will be fined 50 baht per bottle (you can bring more fresh stuff yourself).
  • Smoking is not allowed outside the designated area (violators fined 2,500 baht)
  • Refrain from using sound after 22.00 onwards (in case of loud noise  after 3 warnings, a fine of 5,000 baht per person or invites to leave the accommodation unconditionally)
  • Extra for the 3rd person, 300 baht / person, including breakfast. There are mattresses, blankets, pillows, towels, drinking water.
  • Extra person for the 4th is charged at 150 baht/person, including food, without any accessories.
  • For twin houses and double houses, the 5th and 6th person is charged 300 baht / person, including breakfast, mattresses, blankets, pillows, towels, drinking water.
  • For twin houses and double houses, the 7th and 8th person is charged 150 baht/person, including meals, without any accessories provided.
  • Able to pay for the room as a 50% deposit (in case of deposit payment If canceled, no refunds will be issued in all cases.)
  • Cancellation: 80% refund on 2 months advance notice, 50% refund 1 month advance notice, and 20% refund 1 week advance notice, only for full accommodation payment. (Payment of accommodation at 50% will not be refunded in all cases)
  • Changes in check-in date will be charged an additional 10% of the total amount in case of notification later than 1 week and additional 20% will be charged in case of notification later than 1 week)
  • Reservations will be processed only when payment or proof has been received within 12 hours and the confirmation email has been received within 24 hours. Spam/Junk or contact us urgently to confirm your reservation in another channel.
